Working closely with the design team and the client, we look to provide an integrated approach to design and construction services. By combining our construction and design teams, Horizon is better able to manage the project budget during the design phase. Design modifications usually carry cost implications and it is Horizon’s job to make sure the client makes informed decisions.

Our team takes a leadership role to help guide the project through all approvals and decisions required. Horizon has a wealth of experience in managing concept site planning, building design, and entitlement processes required to keep the project moving.

Horizon’s estimating group will provide detailed cost estimates throughout the pre-construction phase. We will clearly explain each item in the budget to ensure that the client understands how the design relates to the budget. As the building design moves forward, Horizon will provide estimate updates to reflect the most recent modifications. In the end, the client will not experience cost surprises and the budget will remain in tact throughout the construction process.

We believe it is critically important to involve the construction team early in the design process so that appropriate plan changes may be coordinated within the stated budget. The construction team is able to provide valuable feedback in the design stage which can improve the project schedule, budget, building appeal, and construction efficiency. At project turnover, we believe in 100% project completion. Horizon completes a detailed punchlist inspection, trains the staff on equipment operation, and delivers all operating and maintenance manuals before turnover. We fully commission all systems in the building and provide video training of all the major building systems.

Following turnover, Horizon will periodically check on the project to make sure everything is working as designed. A one-year walk through is conducted prior to the end of the warranty period to allow a final inspection of our work. Any warranty items that are identified will be promptly corrected.
