Horizon Group of Companies
The Horizon Group of Companies (i.e. Horizon Design Build Manage) was established in 1984 as Horizon Investment & Development Corp. by Chuck Heath and his partners primarily as a real estate development company. The company developed many properties, including retail, commercial, multi-family residential, senior residential and land developments. Due to Chuck's background in senior housing and his partners' desire to enter the senior housing market, the company quickly focused on senior housing as its primary product line. Affordable senior housing remains an important segment of Horizon's business.
In 1996, three Horizon entities were established to distinguish its platform of services:
Horizon Development Group, Inc. (HDG)
Horizon Construction Group, Inc. (HCG)
Horizon Management Services, Inc. (HMS)
While these remain separate legal entities focusing on development and design, construction and property management, a primary goal of the owners is to operate and promote all three companies as a single brand in the marketplace.
Horizon Development Group, Inc.
Horizon Development Group, Inc. was formed to operate the development business that has been Chuck’s main focus for the past 25 years. The Horizon Investment & Development Corp. entity was maintained to hold previous real estate investments and to further develop the Verona Commercial Park. Horizon Development Group, Inc. is led by Chuck Heath and, as its primary mission, is responsible for finding and developing new properties.
Horizon Construction Group, Inc.
Horizon Construction Group, Inc. was established to manage all construction related work in the company. Prior to 1996, Horizon Development Group utilized third party general contractors to handle all construction work. To gain efficiency and minimize risk, Horizon established the construction company to manage all estimating, design and construction services. This legal entity began with significant experience in multi-family senior housing, retail shopping centers, schools and commercial office buildings. At the time, Horizon Construction Group self-performed work in certain trades such as concrete and framing. This approach was modified over time; now Horizon focuses on obtaining the best market pricing, completing follow-up services, and ensuring that customer needs are met.
Horizon Management Services, Inc.
Horizon Management Services, Inc. was formerly known as Horizon Asset Management, LLC. This entity was established as the management arm of the business to serve Horizon developed properties. The company manages residential units and various commercial properties. The asset management company is responsible for resident relations and services, accounting, leasing, maintenance, budgets and compliance for managed properties. The entity provides asset management services to nearly all of Horizon’s senior housing projects and is responsible for the long-term viability of each development.
Horizon Today…
Horizon’s primary market remains affordable senior housing. Each year, the company develops, designs and builds several hundred units of new housing. Horizon’s property management portfolio is approaching 3,000 total units in the senior housing market and the Group of Companies is viewed as a leader in affordable senior housing in Wisconsin. Projects in the affordable senior housing segment generally range from smaller duplexes to large multi-family projects. Recently, Horizon added affordable senior condominiums and various non-age restricted products to its resume. Several family condominium buildings have been introduced to the market and Horizon also began developing and building residential resort products in Utah.
Horizon maintains a central office in Madison, Wisconsin with branch offices in Milwaukee, WI and Dubuque, IA. Additionally, the construction group maintains a warehouse in Lake Mills, WI, and most of Horizon’s construction sites are equipped with a mobile field office.
Over the last 5 years, Horizon has also advanced as a leader in water resort the design/build construction industry. With 3 resort projects completed in Wisconsin, 2 in Illinois, 2 in Massachusetts, 2 in Ohio and 1 each in Nebraska, Missouri, New Jersey, and Connecticut, Horizon is a recognized as the most experience contractor in this product segment.
Horizon has grown into a national design/build general construction firm with an annual revenue goal of $100 million. Target projects will focus on Horizon core competencies which include senior housing, indoor water resorts, hotels, office buildings and retail center projects. |
