How do you keep costs down?
We are part of a buying group that allows us to buy appliances, carpet and paint at a discount price. Due to our volume we not only can garner discounts from our suppliers, but also better service.
How do you know you're meeting the needs of your residents?
We have regular resident meetings and we perform confidential surveys on an annual basis, providing all of our residents with a formal opportunity to give us feedback.
What have you done that was beyond the scope of a typical property management firm?
When longstanding real estate tax exemption for nonprofit independent housing was overturned, we stepped in and formed a coalition to lobby against this ruling. Our nonprofit clients would have suffered immensely if the legislators would not have acted to preserve this exemption.
From a financial standpoint how have you acted as an owner?
When interest rates had fallen we brought to the attention of the owner that refinancing the property would provide substantial interest savings to the client. We analyzed the current financing and provided financing alternatives.
How do I know the residents will be treated with respect and compassion?
A number of management personnel come from a background of assisted living. They have dealt with residents needing a high level of care and understand the needs of our seniors. Two of our core values at Horizon are respect and compassion - it is the way we operate.
There are many rules and regulations regarding affordable housing, how can we be sure you are complying with these rules and regulations?
Our personnel that is associated with ensuring that we are complying with the affordable housing government regulations attend training every year and are certified. Our files are audited by the state housing authorities, third party CPA firms and other investors. Continually we hear that our files are very orderly and accurate. As owners we know the importance of compliance, since we would be ultimately responsible for any errors and omissions.
