Horizon was approached by Riverworks Development Corp, a nonprofit neighborhood improvement group, to lead the redevelopment of a former industrial facility into a new 36-unit apartment building. The project is located in an area of urban renewal, with commercial and residential properties replacing blighted sites and abandoned industrial locations. Horizon led the nonprofit team through the tax credit application process to be the first residential project in the area financed through federal tax credits. The project involved an extensive 40,000 square foot renovation of the existing facility as well as a 9,000 square foot new construction addition to place the 36 residential units in service. Work was completed in just under 6 months.
